Large industrial building with straight-sheathed roof diaphragms and wood roof members framing to long- span steel trusses. Working with long-term client LBA Realty, MHP conducted initial acquisition studies for the building, and identified seismic deficiencies that substantially increased risk in the high-seismicity Oakland location.

The client acquired the building and undertook a major renovation and seismic strengthening project to reposition the building. MHP obtained original construction documents from the City of Oakland and completed detailed studies to identify various seismic strengthening options. The selected system includes special steel moment-resisting frames (SMRFs) to provide maximum operational flexibility for future tenants. Additional structural work included in-fill of numerous floor pits, cutting back the building on one elevation to provide additional truck turn-around space, and repairs to deteriorated concrete.
