Today’s ThrowbackThursday takes us to Vivante on the Coast—an award-winning retirement community located on the Newport Beach–Costa Mesa border.
This 3-story, 195,000 sq. ft. assisted living and memory care facility features 185 units, including 40 memory care residences, along with more than 30,000 sq. ft. of resort-style amenities such as rooftop lounges, dining spaces, beauty services, and an indoor saltwater pool.
To navigate Costa Mesa’s building height restrictions, the team implemented creative structural solutions, including post-tensioned concrete slabs to reduce floor and roof thickness. By positioning most concrete walls along the corridors, MHP maximized resident views while maintaining structural integrity. BIM coordination and clash detection ensured all wall and slab openings were seamlessly integrated across disciplines.
Developed by local residents, Vivante offers seniors a modern, enriching lifestyle in Orange County. MHP collaborated with HPI Architecture to bring this vibrant community to life—a place where residents feel at home and enjoy a lifestyle tailored just for them.
