MHP Service: Due Diligence Evaluation
The 468-unit Waena Apartment development was originally constructed in 1970, and underwent a major renovation in the past few years, including the addition of a nearly 500 kW solar photovoltaic system. The residential development includes 24 buildings in three, and six-story configurations spread over 12 acres near downtown Honolulu. The project is constructed with pre-cast concrete planks at the roof and floors, masonry bearing walls, and conventional foundations. MHP conducted an acquisition study for our client including natural hazard risk assessment and physical condition assessment, and provided anticipated maintenance and capital expenditure costs over the 12-year analysis term.
