MHP Services: Due Diligence Evaluation and Repair

The project consists of a single-story industrial building constructed with a panelized wood roof structure and perimeter reinforced concrete tilt-up wall panels. The tenant manufacturing process generated a significant amount of steam within the building envelope. The building was found to have sustained significant deterioration of the plywood sheathing and wood roof framing members when first evaluated by MHP. Repairs consisted of replacement of deteriorated plywood sheathing and sub-purlins over approximately 20% of the roof structure, re-nailing of the remaining original plywood sheathing, localized purlin replacement, repair of several deteriorated glu-laminated beams, and strengthening of glulam beams over the main production line with steel channels or post-tensioned cables to accommodate the weight of new rooftop ventilation equipment. A seismic retrofit of the wall anchorage system was also included. The work was completed within an occupied building.
